Insurance and Risk Management Services, Inc., is an independent insurance agency that was founded in 1988. it currently has a staff of twenty seasoned insurance professionals located in its two office locations, Naples and Marco Island. As an independent agency, IRMS has access to many homeowners, auto, and watercraft insurance companies which can provide insurance for a wide range of needs.
Many of IRMS' coastal clients not only need homeowners and flood protection, but may also need to purchase separate wind coverage. The wind coverage will depend on the actual address of their residence as many Florida coastal areas have been designated "wind prone". As a result, this coverage, which is normally provided in a standard homeowner policy, is excluded. PROPERTY MANAGEMENT
If you request our Property Management Service and sign our agreement,
your unit will be inspected twice each month that it is not occupied. There will be no
charge for the months when it is occupied. These inspections are under the direction of
Marco Island Vacation Properties and after each inspection, you will receive a card
noting the date your unit was inspected and any recommendations we may have.
MONTHLY FEE: $25.00 for Condo $35.00 for House.
1. Check all cabinets to make sure nothing has been left to spoil or attract pests.
2. Check air conditioner to be sure it is set at 85 degrees, cool and automatic. This
should prevent mildew without excessive costs.
3. Make sure refrigerator is "on', empty, and set on lowest setting to conserve
electricity.
4. Run garbage disposal and add lubricant to prevent freeze-up.
5. Run dishwasher every other inspection.
6. Check hot water heater pan for evidence of leakage.
7. Run all faucets to keep traps clear.
8. Flush all toilets to avoid a dry-up.
9. Check all windows to be sure they are closed and locked to prevent
damage from driving rains and reduce humidity.
10. Check all drapes, blinds and shades to make sure they are drawn,
preventing sun fading and excessive heat entry through windows.
11. Check circuit breaker box. All circuits should be off with the
exception of the air conditioner and refrigerator circuits.
12. Check unit for any apparent damage.
13. Check for evidence of possible water leaks from other apartments of roof.
14. Lubricate outside locks each inspection.
15. Make sure doors are locked.
16. If property is a house, inspection would include that of the lawn and pool.
