Naples Real Estate InvestmentsIf you are thinking about buying investment property in the Naples area, then you need to buy smart. Investing in real estate, particularly in Southwest Florida can make a lot of sense. Many properties in the Naples, Bonita, Marco Island and Ft. Myers areas have have had appreciation gains of 20% to 50% between 2004 and 2005. This is a departure from the 8% to 15% gains generally experienced in recent prior years. The expectation is that gains will settle back into earlier trends. The Naples area property market has been particularly attractive when compared to stock performance and saving account returns. But, if you are thinking about investing in real estate, then there are many factors and implications to consider. If you are thinking about buying and flipping (usually a bad idea), then you need to know the cost of getting in, getting out, and related tax consequences. If you are thinking of buying and renting, then be aware there are a lot more rentals available than renters (see section on buying to rent ). Opportunities exist, but good opportunities are very limited, and risks versus rewards need to be considered.
